As the summer months sneak up on us business is really picking up, I can report year to date this has been my best start in 18 years. My web traffic has literally doubled this month along with actual phone calls/showings. Interesting enough it continues to be driven by New Yorkers, meaning clients already living here and looking to upgrade and save money at the same time. Although I have also done a number of deals where clients were simply upgrading and not necessarily looking to save on monthly rent expenditure. These deals are happening on two bedrooms in the $5000-$5700 dollar a month range, two were penthouses with private outdoor space, another that comes to mind had two exposures in the living room and drop dead views! All three clients were savvy, had seen a lot and jumped on these units.
Still though the flight is to quality. One interesting thing to point out, there is of course some significant fence sitting from those moving only due to market conditions. What is happening is clients are losing deals as they wait and try and and squeeze as much as they can out of the landlord or convince themselves they are getting the best possible deal. That said there is of course plenty of inventory, but in some cases people are missing out on opportunities that are a bit harder to come by. Now I am cautious here not to sound like I am telling you we have a strong market, but the good deals are being gobbled up, simple as that and there are many happy renters!
Hope everyone just enjoyed our little heat wave, we took advantage and headed to the beach. My special lady friend was a bit annoyed that I stopped on the way out to show two apartments! But it looks like one may be a deal.
