Strength in a Choppy Market.


Well business continues to be strong (rentals) coming into July which is as you may know the "high season" for the rental market. Another personal best was set for June as clients looking for deals and up grades(on neighborhood & apartments) continued to drive business at The Burkhardt Group! Rebecca Kerster(new agent) continues to kick it with her high level of energy and honest service. I received a nice note from her last client along with the fee check; go Rebecca! I know she is liking keeping the lions share of the commission. This gives her the ability to be creative and get deals done! Peter just joined us and judging by the amount of properties he is advertising it should be a short time before he gets his first deals under his belt at TBG. For agents, keeping 95% of what you earn opens up a lot of possibilities and allows you to have good months doing half the business you normally have to do. Happy stress free agents, purpose driven!


I have also started working with buyers who have been attracted to our fluid business model. Who would not want to buy with us as your sworn to duty "buyer broker"; rebating a minimum of 1/3 of our commission helps! Oh you say you dislike brokers? Well do all the legwork yourself, call us in to analyse the property, give you an experienced opinion, handle the negotiations(if you like) and help you assemble an appropriate offer. Under these circumstances you will be rebated 2/3 of our commission! If you are a buyer; you have to be crazy not to at least speak with us! I guarantee you will do better with a rebated commission broker than simply relying on going it alone thinking this will reduce your all in cost. It wont: but the sellers broker will like it!


Overall prices are holding up decently in the "triple A" neighborhoods and buildings, but inventory exists and deals are to be had. As in the sales market clients are being very particular and won't settle for anything less than perfect. I am amazed at the level of sophistication and amount of knowledge today's clients have. In a large part thanks to sites like "StreetEasy" , Trulia and UrbanDigs.


These are still very interesting times, I think we will continue to see a "renters" market for quite some time. It would also appear we are at the precipice of the equity markets retesting their lows(if not going through them). But hell what do I know? It's easy to make predictions when I have just a smidgen of money invested. I have never seen so many people with so many different opinions about how things will play out. It certainly doesn't inspire confidence.


Well hope you have been enjoying this beautiful summer weather, we had a great couple of days at the beach last weekend. As a surfer the lack of waves has been disappointing but I have been clocking in about 80 miles a week on my road bike(did a 47 mile ride through Colts Neck, NJ last Sunday) Got dropped the last 2.5 miles by a soccer mom! They're animals out there! I had a great 6:30am ride down to Central Park this morning, doing three loops then back home and at my computer by 8:45. A nice way to start the day, weather was glorious! Early mornings in Manhattan can be quite special, get out there if you can!
