
Pure FSBO in Manhattan is difficult as it is estimated approx. 95% of all sales involve two brokers, though it is not impossible. I have developed a hybrid model that integrates full broker exposure with cost saving features. In a nutshell you get just about everything a "full commission" broker would offer, however you manage all the showings.
You are listed in StreetEasy, OLR(with open house announcements on each site) ,guidance on pricing your property, email support, board package assistance,support with handling offers and making/presenting counter offers,one online NY Times ad,two eblasts that will reach 8000 brokers (very effective to get your listing directly in the hands of brokers),a listing on our website, 25 Color flyer's and digital photos.
You offer the listing for cobroke at 2.5%(every broker will show) and our fee for the above services is $1000 for 6 months.
This will greatly reduce your transactions costs. This is not for everybody, but I believe this is a very effective way for a seller who wants to go the FSBO route, to have the best chance at selling their home in a timely manner.
